  • Pre-leasing for the upcoming school year begins in October
  • All apartments are rented on a first come first served basis and cannot be held without a full deposit
  • Our current residents will have a 48 hour window to renew their lease once a new deposit has been paid for their unit
  • Should the current resident(s) choose to renew their lease, your security deposit payment is refundable or transferable to another Uptown Rentals apartment
  • Unit preference will be recorded in the lease agreement
  • We do our best to grant all preferences, but we cannot guarantee a specific unit
  • Final unit assignments will be given out no later than May 31st

  • Each resident over the age of 18 must apply and sign the lease
  • The application checks credit history, rental history, and criminal background

  • All deposits are equal to one month’s rent unless otherwise noted
  • An earnest money deposit should be paid immediately after application/s are completed. This will hold the apartments for up to seven days.
  • An apartment cannot be held without all applications and the full deposit being paid
  • The full deposit will hold an apartment for up to seven days. The lease must be signed within seven days or the unit will be released as available to rent.
  • If you notify us within seven days that you do not plan to execute a lease, the earnest money deposit is refundable. If you do not notify us within seven days that you do not plan to execute a lease, the earnest money deposit is forfeited, and the unit will be released as available to rent.
  • If the application/s are denied, we cannot proceed with executing a lease. The earnest money deposit will be refunded.
  • Once the lease is signed, the earnest money deposit converts to a security deposit, which is held through the term of the lease. Any refund of deposit is made within 30 days of move- out, less any damages.
  • Earnest money deposits can be paid in TWA with a checking account, savings account, debit card, or credit card – cash payments or money orders will not be accepted. We accept Visa, Master Card, American Express, and Discover.

  • The majority of our properties are leased traditionally with Joint and Several leases. All lease holders within an apartment are on the same lease together and share responsibility for everything from rent payments to damage. See Sample Lease section above for a copy of our standard lease.
  • At some of our properties we offer Individual Leases (also referred to as a By The Bed Lease). With an individual lease each resident is the sole lease holder for one bedroom within a shared multi-bedroom apartment. Lessees are only responsible for their own lease and do not have to worry about other residents.

  • Gas/Electric – Duke Energy
    • Residents in all of our apartments and houses are required to transfer electric and gas (if applicable) service into their name prior to move in. We cannot release keys to you if you have not provided proof of transferred Duke Energy services. Anyone without a Social Security Number will have to fill out this form (Duke Energy Identity Verification Form) in order to complete the transfer.
  • Water – Greater Cincinnati Water Works
    • The majority of our apartments have a built in water proration added to the monthly rent installment, so residents do not have to worry about a water bill. However, all single family homes and some apartments do have separate water meters and will be required to transfer service prior to move in. We cannot release keys to you if you have not provided proof of transferred Greater Cincinnati Water Works services.
  • Cable/Internet/Phone
    • Depending on what you’re looking for in cable, internet, and phone service, one of the following companies should be able to suit your needs.

Packages can be delivered to your apartment address, but please keep in mind that there are multiple package carriers (Amazon, UPS, FedEx, etc.) who may or may not have access to the lobby of your building. You are welcome to send packages to our main office and we will hold them for up to seven days.

Yes, we accept international payments using credit cards (Visa or MasterCard). We do not accept foreign bank accounts. If you are trying to pay through Tenant Web Access, you will need to use your apartment address as your billing address.
