University Area Renewal FAQs

There is not a deadline to renew your lease, but we encourage early renewal to ensure your apartment will be available to you. If someone pays a deposit for your specific apartment or your unit type, you will be given 48 hours to get back to us with your renewal decision – this could happen as early as October or as late as July. If you have not committed to renewing your lease by the end of the 48 hour period, a new lease will be signed and your opportunity to renew will be lost.

Pre-Leasing begins mid-October for the upcoming school year. Apartments are shown on a rotating basis depending on availability. Every unit is considered available until either a renewal lease or a new lease has been signed. Once your signed renewal lease is received at the office, your apartment will be taken out of the showing rotation.

Showings are scheduled seven days a week during the following time frames:

  • Monday – Friday: 9:00am – 7:00pm
  • Saturday: 10:00am – 5:00pm
  • Sunday: 12:00pm – 5:00pm

Just like your apartment, parking spaces are available until they are renewed. You can renew your parking space when you renew your lease, but there is no guarantee that we will still have parking available if you wait too long! Your parking payment will be due on the start date of your renewal lease.

All you need to do is submit a Lessee Addition and Release Request through our website.  Your new roommate will be invited to submit a rental application and pay the application fee, once approved they will pay their portion of the security deposit. Finally, you can all sign a renewal lease, and your existing roommate can be released.

You are more than welcome to transfer! We currently have more than 3,500 apartments in the University Area as well as Greater Cincinnati in general. If you decide you’d like to transfer, just fill out an application, pay a new deposit for your desired apartment, and sign a new lease. You will get your current deposit back within 30 days of your transfer. Simple as that!
