- Each resident over the age of 18 must apply and sign the lease
- The application fee is $50 per application
- The administrative fee is $100 per lease
- The application checks credit history, rental history, and criminal background
- Applications should be submitted through Apply Now
- If you have already applied, click on ‘Existing Account’ to log in
- Security deposits are nonrefundable
- All security deposits are equal to one month’s rent unless otherwise noted
- An apartment cannot be held without the full deposit
- A full deposit will hold an apartment for seven days until a lease is signed
- Security deposits can be paid online or in the office with a MasterCard or Visa, check – cash payments or money orders will not be accepted
- Gas/Electric – Duke Energy
- Residents in all of our apartments and houses are required to transfer electric and gas (if applicable) service into their name prior to move in. We cannot release keys to you if you have not provided proof of transferred Duke Energy services. Anyone without a Social Security Number will have to fill out this form (Duke Energy Identity Verification Form) in order to complete the transfer.

- Residents in all of our apartments and houses are required to transfer electric and gas (if applicable) service into their name prior to move in. We cannot release keys to you if you have not provided proof of transferred Duke Energy services. - Water – Greater Cincinnati Water Works
- The majority of our apartments have a built in water proration added to the monthly rent installment, so residents do not have to worry about a water bill. However, all single family homes and some apartments do have separate water meters and will be required to transfer service prior to move in. We cannot release keys to you if you have not provided proof of transferred Greater Cincinnati Water Works services.

Packages can be delivered to your apartment address, but please keep in mind that there are multiple package carriers (Amazon, UPS, FedEx, etc.) who may or may not have access to the lobby of your building. You are welcome to send packages to our main office and we will hold them for up to seven days.
